We want you to have the full opportunity to complete the listing process and have your listing in hand before you actually pay us. Normally most online companies want your payment before they raise a finger. Our approach to payment demonstrates we are dedicated to servicing you and want you to be fully satisfied.
- We’ll upload your MLS listing which will be almost identical to other MLS listings in your area. We use the same MLS that the largest and most recognized real estate companies and franchises use in your area.
- All the local agents and brokers in your area will have access to your listing 24/7 for as long as it is listed. This can be as few as 300 agents to 9,000 agents depending on which MLS covers your home’s local market.
- Agents who have buyers that are looking for a home like yours in your community will contact you to set up their showings. You should always know who is showing your home and when your home is being shown.
- You stay in control – Anyone who contacts us about your listing will be referred directly to you so you can provide the most current and accurate information about your home. Most traditional listing agents do not allow potential buyers and seller to communicate with each other.
- Your listing can grab immediate attention the first day it is listed – if it is priced properly even in a slow market. The fee for this extremely powerful marketing tool is $65.00. The photos are large (approximately 75% of the screen size the viewer is using) and the tour gets posted on third party sites like Realtor.com, Zillow.com and Trulia.com. What we have found is the tour gives the serious buyer a quick, convenient way to visit the home for the first time.
- The main thing FSBO sellers notice about our service is that more motivated and qualified buyers, rather than FSBO lookers, are viewing their home. Experienced Realtors® don’t waste gas and time showing homes to unqualified – unmotivated buyers. If the home is not priced properly MLS buyers or their agents may choose to skip certain homes. Most agents and their buyers are aware of the average market price for homes in the area they are shopping. Many compute the cost per square foot and decide whether to schedule a showing or not. If a home is over priced, the only showings the home may have will be to use the over priced home to help sell another more reasonably priced home.

What’s the difference in real estate services and companies?
OK, you want to learn more. We understand and respect your desire to be more informed. Let’s dig a little deeper. As mentioned earlier, our company is a licensed Tennessee real estate firm. RDH Services, LLC specializes in providing affordable and professional real estate services for sellers. To do this for sellers we charge a low flat fee rather than work off a commission. Companies that offer flat fee services and discounted services for sellers fall in several categories as explained below:
National For Sale By Owner Companies:
These companies often have a strong Internet presence. They are usually not licensed in the state they offer services so they refer their orders to list a home to local agents. Seldom does the listing agent receive even half of the fee you pay for the service you purchase. You may get a good listing broker but he/she may need to do a lot of listings to make it work financially. Many times the customer is the one who suffers since the listing agent can not or does not receive enough compensation to have the staff needed to service the seller professionally. Keep in mind that some national companies suggest agents bid $75.00 per listing to get referrals to upload listings that the online company charges approximately $400.00 or more. Note: Most of those companies allow unlimited photos on their site for the listing but that does not apply to the MLS listing.
National Flat Fee Listing Companies:
These companies often have a strong Internet presence. Most of the national companies have multiple states they are licensed in. These companies tend to understand the industry better, but may not understand your local MLS, the local market and the areas they list in. It helps when your listing agent is not working 100% virtually and can pronounce your county and town’s name correctly. The national companies often do business the same way they do business in the state they are located. We know if we had a lot of different states it would take several brokers with extensive experience in those states and markets to have time to provide prompt professional assistance to our customers and clients. Some of these companies spend much of their online promotion trying to establish creditability based on their multi-state exposure and cautioning consumers about the kind of flat fee brokers you don’t want to use. This is ironical because the very companies they caution you about are the same companies they use when they need to refer a customer to an area they do not serve.
Tennessee Based Companies like ours:
These companies may or may not have a strong Internet presence. If established, in our opinion, these companies seem to be the best for most real estate consumer because the consumer is communicating directly with the “provider” of the service they are going to be receiving. They are usually the most experienced specialist in the markets and state they serve. This is a big benefit because some national companies are so focused on getting orders they tend to make customers think getting their home on the MLS is no more complicated than running an ad on eBay.com®. All Tennessee real estate brokers and agents are regulated by the TN Real Estate Commission and are subject to audit. There are many rules and laws that must be adhered to for everyone’s benefit.
