Our company RDH Services, LLC dba The Home Buyer’s Realty belongs to several Tennessee MLS Systems from Memphis to the Tri-Cities. Each MLS is a large electronic database. These databases vary in size depending on the area they serve. The MLS makes it very easy for any agent to help any buyer learn about MLS properties for sale. Real estate brokers and agents rely heavily on the MLS System to sell their listings for their sellers and find properties for sale for their buyers. In our opinion without the MLS most real estate companies would have to close. Buyers love the local MLS because it gives them the best selection of homes and other types of listings available in the area they are shopping. To make it even more appealing , most buyers think using the services of a buyer’s real estate agent is free since the commisssion is included in the purchase price. The local MLS makes it easy for buyers to narrow their search to only the desired area, size, age, amentities and price range. Once the search is completed the buyer is then given MLS printouts (often electronically) of listings that best meets the buyer’s wants and needs. By narrowing the number of properties to only those that match the buyer’s preferences it is easier for the agent and the buyer to communicate and work together efficiently. Both buyer and agent can focus on seeing only properties that are the strongest candidates. The decision to buy is greatly facilitated by using data that the MLS system maintains on sold listings. Any MLS agent can provide their buyer with pertinent information on recently sold properties to help the buyer gain a better understanding of what similiar listings have been selling for. Once this information is reviewed and understood - making an offer becomes easier since the buyer is more informed. The MLS has been a proven marketing tool for decades since it consistently helps 4 out of 5 buyers find the home they purchased. The other 1 out of 5 homes are found through classifieds, Craigslist, signs and family/friend sales. With the changes in technology the MLS becomes more efficient and more valuable to Tennessee buyers, sellers and real estate agents every year. It definitely is worth the investment for anyone selling a home.
